What makes a property classified as luxury?

There are areas in which luxury homes are of considerable importance, as in the case of the Costa Brava. Large houses that are characterized by their exclusivity and which are not for everyone. But what requirements does a property needs to have to be classified as luxury?

Requirements that a luxury home must meet

There are several requirements that a property must meet to be labeled as “luxurious.”

  • Located in a privileged area

    One of the main requirements is that the location of the house is special. It must be situated in  an ideal and privileged area, like for example, in a high-standing residential area or in a neighbourhood with high purchasing power.

    In the case of the Costa Brava, it will be an important plus if it also features good seaviews or that it is located near the beach.

  • Being built with high quality materials

    Another decisive factor is that the house is built applying the best possible materials. And not only that, the exterior of the house and its finish must be in perfect condition.

  • Possessing large dimensions

    Square meters are always a plus. A luxury home that is located on a large plot of land and having a large usable area will score high.

  • Featuring outdoor spaces

    Outdoor spaces have always been in great demand. A requirement that has become even more important in recent months due to the lock down that we had to experience. A house with a garden, swimming pool or large terraces is sought after.

  • Existence of something distinctive

    The exclusivity of a property is also marked by owning unique features or spaces that are out of the ordinary, such as: a private pool, a gym, a wine cellar, a movie theater …

  • Offering high levels of privacy

    One of the characteristics that buyers value highly is privacy, especially if it is located in a residential area surrounded by other homes.

  • Being decorated with class

    Decoration plays a very decisive visual role. A home with a tasteful decoration, with high quality furniture and a clever distribution, will stand out.

As we anticipated at the beginning of the post, luxury homes are not for everyone. The price of these luxury properties is based on everything described above: a property located in a privileged place, having a large volume and built with the best materials, will have a high asking price.
